Pet Policy
At Reszi®, we know pets are family. That’s why we’re proud to offer pet-friendly homes designed to welcome every member of your household. To help maintain safe, clean, and enjoyable communities, we have established pet guidelines that apply to all residents.
Reszi welcomes up to three approved pets per household. To help maintain our pet-friendly communities, the following fees apply:
- One-Time Pet Fee – A non-refundable $500 fee covers all approved pets in the home.
- Monthly Pet Rent – $40 per approved pet, billed with your monthly rent.
Additional pet restrictions may apply based on breed, weight, local ordinances, or HOA/CCR requirements.
Pet Approval Process
All pets must be approved by Reszi® before move-in or before being added to your household. As part of the approval process, you may be asked to provide:
- Pet type, breed, age, and weight
- Current photos of your pet
- Vaccination records, when applicable
- Documentation required by community, HOA, or CCR guidelines
Our approval process helps ensure compliance with community requirements while promoting a safe and enjoyable environment for all residents.
PetScreening Benefits
Reszi partners with PetScreening.com to simplify the pet approval process and maintain accurate pet and animal records. Every applicant is required to complete a PetScreening profile as part of the application process, even if they do not have a pet. Applicants will complete one of the following:
- Pet Profile – For households with pets.
- No Pet Profile – For applicants without pets.
- Assistance Animal Request – For applicants requesting a reasonable accommodation for a service animal or emotional support animal.
Using PetScreening provides a consistent application experience, supports assistance animal accommodation requests, and helps ensure accurate records for every household. Service Animals & Emotional Support Animals
Reszi® complies fully with the Fair Housing Act (FHA) and all applicable regulations regarding assistance animals.
- Service Animals and Emotional Support Animals (ESAs) are not considered pets.
- Requests for ESAs may require documentation as allowed by HUD guidelines.
- All assistance animals must be disclosed prior to move-in during the application process so reasonable accommodations can be processed.
- In the event a Service Animal or ESA is required after move-in, please reach out to our Customer Service team for instructions on how to register your pet.
We welcome these animals wholeheartedly and are committed to providing equal housing access.
Restricted Animals
While all Reszi® homes are pet friendly, some pets may be restricted due to insurance, safety, or HOA requirements. Restrictions may vary by property. If a breed or species is restricted to a particular property, we will notify applicants during the approval process. Generally restricted animals may include:
- Certain aggressive or high-risk dog breeds
- Exotic animals
- Farm animals
- Venomous species
- Wildlife or non-domesticated animals
