Pet Policy

At Reszi®, we believe pets are family—and we’re proud to offer homes where they can feel right at home too. All our homes are pet-friendly, and we work hard to create a comfortable and welcoming environment for every member of your household, furry or otherwise. To keep our communities safe and enjoyable, we’ve outlined the following Pet Policy for all residents.

Pet-Friendly Living at Reszi®

Every Reszi® home welcomes pets, and we are happy to accommodate up to three approved pets per household. By maintaining consistent guidelines, we ensure an environment where pets, pet owners, and neighbors can all enjoy their homes peacefully. 

To help maintain our pet-friendly housing standards, the following fees apply: 

  • One-Time Pet Fee: A non-refundable $500 fee covers all approved pets in the home. 
  • Monthly Pet Rent: $40 per approved pet, billed with monthly rent.

Pet Approval Process

We love pets—but for everyone’s safety and comfort, all pets must be approved by Reszi® prior to moving in or before being added to the household. 

As part of the approval process, we may request: 

  • Basic pet information (type, breed, weight, age) 
  • Photos or documentation of the pet 
  • Confirmation of community HOA/CCR limits 

Approval ensures that pets meet community requirements and align with any applicable HOA or CCR guidelines.

HOA Guidelines Apply

Some Reszi® homes are located in neighborhoods governed by Homeowners Associations (HOAs) or Covenants, Conditions, & Restrictions (CCRs). These communities may have additional pet rules, including: 

  • Breed or weight limitations 
  • Limits on the number of pets 
  • Leash requirements 
  • Noise rules 
  • Waste disposal expectations 

All residents are responsible for following community rules and paying any fines associated with violations.

Restricted Animals

While all Reszi® homes are pet friendly, some pets may be restricted due to insurance, safety, or HOA requirements. Restrictions may vary by property. 

Generally restricted animals may include: 

  • Certain aggressive or high-risk dog breeds 
  • Exotic animals 
  • Farm animals 
  • Venomous species 
  • Wildlife or non-domesticated animals 

If a breed or species is restricted to a particular property, we will notify applicants during the approval process.

Service Animals & Emotional Support Animals

Reszi® complies fully with the Fair Housing Act (FHA) and all applicable regulations regarding assistance animals. 

  • Service Animals and Emotional Support Animals (ESAs) are not considered pets.
  • Requests for ESAs may require documentation as allowed by HUD guidelines.
  • All assistance animals must be disclosed prior to move-in so reasonable accommodations can be processed. 

 

We welcome these animals wholeheartedly and are committed to providing equal housing access.
