Frequently Asked Questions

Rental Requirements
  • The applicants’ household verifiable gross monthly income must be 2.75 times the rental rate. If you are concerned about insufficient income, you may be able to address this concern by adding a cosigner or offering additional security deposit. Contact us for details.All our homes are offered as non-smoking. No smoking is allowed on the premises, inside or outside the home.
  • Reasonable credit. If you are concerned about challenged credit, you may be able to address this concern by adding a cosigner or offering additional security deposit. Contact us for details.
  • We do not accept Section 8.
  • Applicant to provide proof that debts to previous landlords have been satisfied. An eviction can be grounds for denial
  • No felonies for the past 10 years related to property damage, illegal substance manufacturing or distribution, or assault. Other criminal activity may be grounds for denial.
  • Pet policy includes a deposit, monthly pet fee, and certain breed restrictions apply (see Applications Tab for fees)
  • All pets are subject to approval.
  • No recent bankruptcies.
Household Smart Locks

Your home is equipped with the Reszi smart lock system, eliminating the need for traditional keys. You’ll receive an email from no-reply@app.getaptly.com with the invitation shown above. To get started:

  1. Download the Reszident App from the Apple App Store or the Google Play store.
  2. Register using the same email and password you used for your Reszi application. If you need to, you can enter your email and hit the reset password button. This will let you generate a new password to log into your account.
  3. After move-in, you can create and manage your own lock codes directly through the Reszident App. In addition to this, Reszidents will be able to invite family members and friends to the app. Individual one-time codes can also be generated within the app.

The Reszident app provides you with a variety of options for managing their locks. To start, you can click on the name of the lock. Here, you can do the following:

  • Unlock the lock using the “Slide to Unlock” feature
  • Click the middle button on the bottom of the screen to navigate to the “Codes” section. Here, you can create one-time use codes, as well as codes that only work within a specific time. To create a passcode, you will click the “plus” icon and then generate their chosen code type. Please note that a time-period code will allow you to create a long-term code for the property.
  • By clicking the button on the bottom right side of the app, you can click the “Invite” button to invite roommates/family members/friends to the app.

Applications
  • Complete the application in its entirety. Each adult (18 years and older) that will occupy the property must complete a separate application and submit the application fee. Do not leave any lines blank. If a specific item or question does not apply to you, please write “N/A” on that line.
  • The application fee is $65 per adult and is non-refundable.
  • The pet fee is $500 and non-refundable. Each pet in the household is $40 a month per pet. Most HOA’s only allow 2-3 pets and the total number of pets must be confirmed.
  • Connect to Verifast for faster approval process or upload (below) a legible copy of each applicant’s current United States driver’s license or United States government issued identification.
  • Connect to Verifast for faster approval process or upload copies of your pay stubs for the past month. If you are self-employed, include copies of the past 12 months of bank statements (additional information may be requested). If you have other sources of income (child support, social security, alimony, etc.), please provide the supporting documentation that will verify that income.
  • Once the Rental Application has been completed and submitted along with the copy of the United States driver’s license or United States government issued identification, proof of employment and income, and the appropriate funds, it will be considered complete. The application is not considered complete if any of the above items are missing. If the application is not complete, we will not process it. Completed applications are accepted and processed on a “first come, first serve” basis. Feel free to check on the status of your application by contacting our leasing line 214-281-4646.
  • We typically process applications within 24-48 business hours, however, the response times from employers and previous landlords will ultimately determine the processing time. Please allow up to 3 business days for processing.
  • Upon application acceptance, the applicant will immediately pay the security deposit, pet deposit (if applicable), the first full month’s rent or pro-rated portion via Reszi wire instructions within two business days and electronically sign lease . NO PERSONAL CHECKS OR CASH ACCEPTED. Monthly rent will be paid via the Reszident portal.
  • Cosigners are welcome. They must meet all the above criteria in order to be accepted and submit the same documentation and application fee. They must also sign the guarantor addendum. If you are a dependent on another person’s income (for example, a student) and the only applicant, a cosigner will be required. There may be other circumstances that require a cosigner(s). This will be determined on a case-by-case basis.
  • All Reszi Homes come with a washer and dryer package. This is not included in your rent and costs $50 additional a month.
  • All Reszi Homes come with a Reszident Benefit Package. This is not included in your rent and costs $50 additional a month.
Additional Information

APPLICATION FEE: There is a $65.00 non-refundable application fee per applicant/cosigner. The application fee will be forfeited to Reszi Homes whether the application is accepted or not, for any reason.

DEPOSIT WAIVER PROGRAM: Applicants who are approved by Reszi and meet the qualification criteria will enjoy the convenience of moving in without the hassle of a traditional security deposit. Instead, applicants will pay a monthly fee for the duration of their lease. A one-time setup fee will be charged to activate the deposit waiver program.

THE PROPERTY LISTING/MARKETING WILL REMAIN ACTIVE AND WE WILL CONTINUE TO CONSIDER APPLICATIONS UNTIL THERE IS AN APPROVED APPLICANT WHO HAS PAID THE SECURITY DEPOSIT. The property owner may consider other applications if an applicant does not intend to start their lease within two weeks of the application submission. Your application will remain valid for 30 days and is transferable to any property managed by Reszi Homes. Your application is not guaranteed to be approved and the application fee will not be refunded under any circumstances.
